A little bit of a look back on the last couple of months with the tally of properties sold in Berry since 1st July 2019:

‘DAYS ON MARKET’ – WHAT IS IT AND WHAT RELEVANCE DOES IT HAVE FOR BUYERS AND VENDORS?

Days on Market (DOM) is a real estate term for the total number of days a listing (for an individual property) is on the active market before an offer is accepted. Generally, as the DOM increases, the value of the property on offer decreases due to the perception from buyers than the property is either overpriced or undesirable.

The measurement of Days on Market is a useful tool for both buyer and sellers. For buyers, a high DOM for an individual property, or a region, may mean that a motivated vendor may be more open to negotiating on price.

For sellers, the measurement of the average DOM for real estate agents or agencies as a whole may give you added insight when selecting an agent to represent your interests.

Generally, there are 4 MAIN REASONS why a property does not sell:
    •    The property could be presented better 
    •    The marketing campaign should show the property in it’s best light
    •    The price is unrealistic
    •    Your current agent is not effective

Locally in Berry, there have been a number of properties that have been on the market for a considerable amount of time. While it is true that the real estate market has slowed slightly across Australia in recent months, there is still a marked difference in average Days on Market by agency in Berry NSW. The lowest average is 78 (lowest) while the highest is 187 (highest)*.

So do these numbers matter? We think so, because everybody benefits when a home is sold efficiently and effectively.
