February 2020 Newsletter

We are now well into the new year, and after a departure from property news in our January newsletter to explore the Berry region, we now return to more property-focused news. We hope you find this newsletter informative and helpful.

PROPERTY MARKET UPDATE

There is constant speculation in the media regarding the current state the housing market, and more specifically whether it is rising or falling.

There are many factors that affect the housing market ie. interest rates, mortgage availability and economic growth, especially in the capital cities. In our region, the property market is more likely affected by consumer confidence and supply.

The Berry area has long been seen as the epitome of lifestyle living. Many buyers in Berry were once regular visitors to our town, who choose to move here for the village lifestyle, community and the surrounding natural beauty of the region, as well as the variety of properties available in the Berry area.

Moving When The Time is Right vs The Market is Right

Some buyers decide to move to the area when the time is right for them, whether they are entering semi-retirement, adding a weekender or just needing a change of scenery. They enter the market, review what is on offer at that time and in many cases will purchase within a relatively short period of time. Little thought is given to market conditions, as the choice is a lifestyle and circumstance-based decision.

Other buyers will trawl through property listings online for months (sometimes), monitoring the market, inspecting properties, just waiting for the perfect opportunity to nab their prize. Their decision is based on when the market is right for them.

In looking at the current state of the property market and projecting forward to what the local property market may do in 2020, it is always interesting to compare notes from previous years. The figures below include all sales of residential homes, small and large acreage properties in the 2535 postcode (excluding Shoalhaven Heads).

It is interesting to note the similarities between the years, not only in the number of sales for the period, also for the value of sales in our region.

So is now the right time to buy?

We think so. There is less competition and currently a fair spread of residential and acreage properties on the market.
