THE BERRY INTERESTING PROPERTY MARKET REPORT

Winter in the Berry area recorded 24 sales overall. Vacant land is still continuing to tick over with 5 sales. Residential homes under 1 acre with 5 sales also. Acreage properties dominated sales figures with 13 sales with many over the $2m mark.

With recent tightening by banks, general market feedback has seen buyers looking for affordable blocks and properties rather than premium buyers seen 18 months ago.

Vendors have had to wait just a little longer in the current market to find a purchaser, with well-presented “finished” homes attracting the most activity.

Investor focus has moved a little ways down the road to Bomaderry where upgrades to infrastructure are potentially offering growth in returns.

Huntingdale Park Estate is alive with the sound of power tools as more than a dozen new homes have begun to “spring” out of the ground. With dozens more awaiting approval and the next developer stage “The Ridge” just coming to market last week, the estate is sure to be a hive of activity for the next few years.

NSW Government & RMS has advised the start of major construction work on the Berry to Bomaderry Highway upgrade. There will be some temporary traffic changes and the speed limit on Princes Highway has been reduced to 80 km/h. This final piece of more than 30km of upgraded highway is due for completion late 2022.

There are still a handful of buyers both local and Sydney waiting for the perfect property to come to market. If you’d like some advice on the “how-to” of preparing your home for sale we would love to help.

The annual gardens festival is back, where 8 gardens open their gates to the world. Entry fees of $5 per garden or $20 for all gardens applies. Find out more on their website.
