MARKET UPDATE – THE COVID SHUFFLE

The past 9 months has certainly brought many changes to our individual lives, as well as to our society, more broadly. These changes are indeed being reflected in the property market, creating what we call the COVID shuffle – an exodus of Sydney-siders seeking a tree-change or sea-change in increasing numbers.

During a recent chat with a furniture removalist based in Sydney, he agreed the shuffle is mostly one way, south, to where people have always dreamed to live but could not, due to city based workplaces and clients. With the increased ability to work from home, those constraints have been removed, providing families with a new-found freedom to choose how and where they “actually” want to live. As a result many city buyers are moving now or are forward-planning their moves down the coast, with larger acreage properties and land sales in their sights.

So how is this impacting the Berry property market?

The Berry region has recorded 28 sales during the period of 1st August to 21st September 2020, compared to 22 sales during the same period in 2019.

It is not just the number of properties that have sold that has seen a marked change. The average sale price for this period in 2019 was $967,000 with a total of approx. $21,274,000 in sales. The average sale price for this period in 2020 was $1,475,803 with a total of approx. $41,322,500 in sales. These figures indicate that a higher proportion of larger properties are selling with, as you can imagine, a higher price tag.
